My Biggest Assignment Deal

Today I'd like to write about the biggest assignment deal that I've been working on. It is the 50' lot at the prestigious Angus Glen South Village. My seller has bought the lot for just over $3M in February 2021.


To set the background, the developer is Kylemore Communities, one of the most well-known builders in Markham. They developed the Angus Glen community around the Angus Glen Golf Course - a 36 hole championship course. Resale value for these detached homes range from $2M - $5M.


Kylemore is known for setting new standards for home building, and they focus on Live & Wellness.


Full disclosure: myself is also a satisfied Kylemore built home owner.

 

Now let's talk about the house itself up for assignment. For privacy reason, I am not going to reveal the lot number of this house. But I will show you a rendering ;)



This video showcases what the Angus Glen South Village (AGSV) community will look like once it's built.


I got tremendous amount of interest since I posted it on social media. However, it also has a big price tag. It is waiting for the right buyer who appreciate the details and what the community will behold.


I would like to list some questions that interested buyers ask, and I hope this would be beneficial for your decision making as well.


What is the location of the community?

Angus Glen South Village is a brand new subdivison in Markham, located in the prestigious neighbourhood - Unionville.

Site sprawls from north of 16th Ave, between the entire block of Warden Ave and Kennedy Rd.


When is occupancy for this house?

It will be late 2024. Kylemore is currently working on their previous townhome project "Brownstone". The land for AGSV is currently being serviced to put in the essential infrastructures such as gas pipelines, waste water and drinking water connection with the city etc.


Why does the seller wants to sell?

For such price tag, the seller originally bought the lot with intention to move in themselves. However, the family situation has changed over the past year, moving into the house is now not an option.


How big is the lot? How big is the house?

The lot size is 50' x 137' with a backyard of substantial size. House size is 4,020 square feet, plus basement. See below for the floorplan. If you'd like a more high resolution version, feel free to email me.


Has the interior finishes, layout been chosen yet?

Not yet. Any "optional" layout you see on the floorplan can be chosen during the decor appointment with Kylemore, including the Chef's Kitchen option. Kylemore provides a wide variety of materials and upgrade options to choose from.


Are appliances included?

Yes. Kitchen appliances - fridge, hood fan, gas stove, oven, dish washer and microwave will be included. They will be the high end Wolf and Sub-zero brand.


Other notable features of the house?
  • There is no pedestrian walkway in front of the house, which is a big plus for the snowy winter of Canada. As a homeowner, you are responsible for shovelling the snow and make it safe for people to walk.

  • 10' grand main floor ceiling height, which will make your home feel even more spacious. 9' ceiling on second floor.

  • House will overlook a creek and greenery, makes it a pleasant and close to nature living space.

  • House is located in a quiet street, you won't hear much traffic. The only time you should see cars passing are from your 7-8 neighbours on your street. You are neighbouring with 50' and 70' lot big houses.

  • Situated in the best neighbourhood of Markham, with access to Unionville Highschool, and Pierre Elliott Trudeau High School (PET). Both are top 5 ranked public high school in Ontario.

There is $100,000 lot premium already included in the purchase price, with the aforementioned reasons for the premium added by Kylemore.


 

There is a lot more going into this well-designed community and house. Angus Glen South Village currently released 2 phases, and this house is in the 1st phase. Both phases are sold out. Only less than 100 lucky buyers involved in these limited releases. Phase 2 price has increased substantially. Most purchasers aren't going to assignment their houses as they intend to move in themselves. This is a very rare opportunity for those that are looking to move into this aspiring community.
